Lake District guesthouse sells in first week

1 Park Road, an award-winning guesthouse in the heart of the Lake District village of Windermere, was been sold to its first viewers within the first week of marketing.

The property was built in 1873 as a gentleman's residence and has traded as a hotel since 1900.

A contemporary Les Routiers property with an art deco feel and a VisitBritain four-star Silver Award, 1 Park Lane offers six en-suite bedrooms to sleep 13 and a 14-seat dining room with a marble fireplace and bay window.

The owners' self-contained apartment provides a double bedroom, a bathroom and a lounge/day room with an office alcove and separate seating area.

The business achieves annual turnover approaching £63.000 as a B&B operation, serving dinners only on Saturday evenings.

New owners Phil and Mary Burton have moved from Holmfirth in West Yorkshire to run the guesthouse.

The Manchester office of Colliers Robert Barry sold the freehold off a guide price of £675,000 on behalf of Mark and Alex Soden.
