The freehold of Ballathie House hotel near Kinclaven in Perthshire has been brought to market for £4.95m.
John Milligan has owned the estate since 1998 and the hotel since 2005, which has four AA stars as well as 53 bedrooms.
Built in 1880, the estate spreads over 235 acres with mature woodland, fields, gardens and access to private fishing rights over 1.5 miles of the River Tay. The main house has 25 bedrooms and overlooks the gardens and river. It features a grand reception hallway, a bar and lounge with an extensive whisky collection, as well as a two-AA-rosette restaurant and a private dining room for up to 20 guests.
Within the Riverside House, 100 yards from the main house, there are 28 rooms which also overlook across the river. Adjacent to this are 12 sportsman’s lodges.
