The Villa Levens hotel in Kendal, Cumbria, has been put on the market for £2.5m.

The four-AA-star country house hotel sits in 14.5 acres of landscaped grounds and offers 22 en-suite bedrooms, as well as a 38-cover restaurant with an AA rosette and 42-cover brasserie.

It features an extensive function space, including the Brettargh Suite, which can cater for up to 120 people, while the Pavilion has capacity for up to 250 guests.

There is currently space to construct a spa, additional meeting rooms and over 50 bedrooms, depending on planning permission.

Net turnover at the hotel in 2023 was £1.1m.

Julian Troup, head of UK hotels agency at Colliers, which is marketing the property, said: “The Villa Levens has been the subject of a continual and extensive programme of works and it is now presented to the market in superb condition.

“The business is already well established but still offers a good deal of potential to further develop the solid trading base. The Lake District continues to attract considerable interest from customers and buyers, and we feel sure the Villa will appeal to a diverse range of different types of buyers.”

The Villa Levens was formerly a family home for the Brettargh-Yates family. It was designed by local architect Joseph Bintley in 1871 and later became a convent, a home for single mothers and a retreat for youth groups such as Scouts and Brownies.

In 2014, Simon Rigby bought the building and transformed it into a hotel.
