Ruby Hotels to open first hotel in Scotland

Ruby Hotels has announced it will open its first hotel in Scotland in Q4 of 2025.

The 300-bedroom hotel in Edinburgh will feature a rooftop terrace, a 24/7 bar and direct access to Princes Street, part of the city’s shopping district.

The Munich-based hotel group has partnered with Scottish real estate investment management company Hunter Reim for the development.

Julian Mörs, group director development at Ruby Hotels, said: “The hotel market in Edinburgh has proven to be very robust in the past, shows sustainable growth and offers a lot of potential for our concept, especially in the affordable luxury segment. We are very excited to enter the Scottish market with this great project.”

Andrew Moffat, head of real estate and investment at Hunger Reim, added: “Hunter Reim is delighted to be able to announce the next step in the regeneration of Princes Street in Edinburgh with the announcement of a new Ruby Hotel and associated retail development at 104-108 Princes Street. We believe we can deliver a significant improvement in the streetscape in Princes Street and, importantly, retain some retail space as part of the development.”

Ruby Group was founded by Michael Struck in 2013 and operates 15 Ruby hotels, with a further 19 hotels under construction or in planning phase.

In January, the collection received part of a £56.2m loan to a 74,000 sq ft development scheme in London's Clerkenwell, which includes the Ruby Stella hotel.
