Landsec has sold its entire hotel portfolio to US investor Ares Management for £400m.
The portfolio comprises 21 midscale and economy hotels. Most of the properties are in central London with others located in city centres including Edinburgh, Manchester and Birmingham.
The portfolio had been let to operator AccorInvest on a turnover-linked lease that generated income of £28.4m for real estate investor Landsec over the company’s last reported financial year.
AccorInvest has agreed to surrender the leases and transfer operations of the relevant hotels to Ares on completion of the deal. They will then be operated by Ares’ partner EQ Group.
Ares Management said it planned to undertake a refurbishment and repositioning program to improve operational and financial performance, while also targeting energy efficiency.

The sale of our hotel portfolio and other non-core assets will further strengthen our balance sheet and leave us well placed to take advantage of opportunities in the market as they arise."
