Roxburghe Hotel sold to German developer 12.18. Investment Management

The Roxburghe Hotel & Golf Course in Kelso, Scotland has been sold to German developer 12.18. Investment Management and will reopen next year following a £30m redevelopment.

 

The historic four-AA-star, 22-bedroom property, formerly owned by the Duke of Roxburghe, had been brought to market for offers in excess of £3.25m last year.

  • The management will be 12.18 Investment Management GmbH under their hotel management arm 12-18.com/home/en
  • The current General Manager will be continuing in his position
  • The culinary concept is being developed, more details of which will be available in the near future

 

The redevelopment will see the hotel rebranded as Schloss Roxburghe and extended to include 57 new rooms, a luxury spa and state-of-the-art meeting space in a separate building. The 19th century country house currently offers a restaurant run by Albert Roux and bar alongside the 22 bedrooms.

 

In addition, 60 lodges will be built on the surrounding estate and be offered to private investors through a sale-and-lease-back concept.

 

The golf clubhouse, including the gastronomy and pro-shop, will also be given a "modern make-over" after the summer season.

 

Edinburgh based company ISA architects has been engaged for the architectural design and master-planning of the new buildings. Kitzig Interior Design, which has worked extensively on 12.18.'s portfolio, will be responsible for creating the right look.

 

The Duke commented: "The plans which the new owners have for major investment in the Roxburghe are very exciting indeed. We wish 12.18. every success with the new development and the operation in future and I have no doubt that it will become one of the most outstanding resort destinations in Scotland. I would like to pay particular thanks to all the staff who have worked with great dedication to deliver exceptional standards of service to our guests over the years."

 

The redevelopment will create 60 new jobs. The hotel will be closed during the period of redevelopment, although the golf course and clubhouse will operate as normal. Some hotel staff will be "redeployed during this time or offered alternative employment at other 12.18. properties". All staff will have the opportunity to be re-engaged when the hotel re-opens. Detailed consultation with staff will be undertaken in advance of any closure, the company said.

 

The newly expanded hotel and refurbished hotel will be operated by 12.18.'s hotel management arm. Inverlochy Castle Management International (ICMI) signed a 15-year contract to operate the hotel four years ago, but was told that its management of the hotel would cease under the new ownership.

 

A new culinary concept for the hotel currently being developed in place of the Roux-run restaurant.
