Roxburghe hotel on the market for £3.25m

The Roxburghe hotel near Kelso in the Scottish Borders has been brought to market for offers in excess of £3.25m, after the hotel's sale to Bespoke Hotels fell through two months ago.

 

The sale of the 22-bedroom, four-AA-star country house hotel by the Duke of Roxburghe's Roxburghe Estates to Bespoke for an undisclosed sum was expected to complete by the end of July. However, it fell through "due to the unexpected failure to commit by a purchasing investor".

 

The hotel signed a 15-year management contract with Inverlochy Castle Management International (ICMI) and Albert Roux three years ago, and at the time the sale was reported it was confirmed ICMI's management of the property would cease under the new ownership.

 

Set in 292 acres, the B-listed mansion was converted into a 22-bedroom hotel by the Duke of Roxburghe in 1982, and expanded to include a championship golf course in 1995. Planning consent has been granted for 60 self-catering holiday lodges, a new clubhouse and 10-bedroom dormy house.

 

The Duke of Roxburghe said: "It has given me enormous pride and satisfaction to see it develop successfully over the years, but it became clear that a new investor needed to come aboard for the Roxburghe to move to the next level and become a world class destination."

 

Jamie Macnab, director of Savills country houses team, added: "The Roxburghe Hotel and Golf Course is set in a beautiful rural location which is rich in history. The golf course is highly rated and attracts players both locally and from all over the world. These attributes, combined with the opportunity for expansion with holiday lodges, provide potential for the Roxburghe to become a world class destination resort."
