Fire crews rescued nine adults and three children from the nine-bedroom guest house after being called at 2.21am, five people were taken to hospital as a precaution.
In a statement Mid & West Wales Fire and Rescue Service said: "Attending crews were met with a well developed fire and rescued nine adults and three children from the affected property. Five persons have been taken to hospital by ambulance as a precaution. At present one person remains unaccounted for. The fire has spread to adjoining properties and the fire service are currently working hard to prevent further fire damage. Residents from adjoining properties have been evacuated to alternative accommodation."
Reports suggest the neighbouring Belle Vue Royal Hotel has been evacuated.
