Aprirose has expanded its property portfolio with investment in the Northeast England based Wear Inns.
The QHotels chain owners paid £22.4m for the community pub group, which includes 25 pubs.
In July last year, the firm also bought 73 pubs from Mitchells and Butlers.
Chief executive of Aprirose, Manish Gudka, said the deal was part of the group's "clear vision" to build a "pub group of scale".
The pub group was founded in 2006, and posted a drop in sales in the last financial year from £14.2m to £13.6m. Losses also grew from £45,396 to £82,256.
