The Balnoon Inn, a food-led Cornish pub with rooms, has been put up for sale with the Exeter office of Christie + Co.
The pub in Balnoon on the Lelant Downs lies on a busy holiday route mid-way between the beaches of Carbis Bay and St Ives. It sits on the edge of Penwith Moors, an Area of Outstanding Natural Beauty, and is surrounded by four holiday parks.
The three-storey, detached property offers seven en-suite letting bedrooms on the second floor, an 80-seat open-plan bar and restaurant, and six-bedroom owners' accommodation on the first floor.
Outside, the extensive grounds include a beer garden, a car park, two paddocks, a summer house and a derelict chapel.
The inn currently operates limited opening times so there is ample scope to build up the business with longer business hours.
Christie + Co is seeking £265,000 for an early sale on the free-of-tie lease, which runs to 2014.
